Annual Landlord Safety Checks: Bronze Bullet Silver Bullet Gold Bullet
Landlords have specific legal responsibilities to their tenants when it comes to gas safety. It is a legal requirement that landlords obtain a gas safety certificate (CP12) on an annual basis. We will conduct the Annual Landlord Safety Check. We will manage the annual process by scheduling the required date for the check to be carried out. We will check all gas appliances including; the boiler, gas fires, gas ovens and hobs. Should the boiler or any of the gas appliances be deemed to be unsafe or beyond economic repair at the time of the service we will contact the Landlord at the earliest opportunity and provide a free quotation for replacement.


Annual Boiler Service: Bronze Bullet Silver Bullet Gold Bullet
We will carry out an annual service of the boiler to ensure it is working to optimum performance. Any faults found at the time will be reported to the Landlord and agreement sought to conduct any repairs. Parts and labour will be chargeable in the event that any repairs are required. Should the boiler be deemed to be unsafe or beyond economic repair at the time of the service we will contact the Landlord at the earliest opportunity and provide a free quotation for replacement.


Manage Maintenance Queries: Bronze Bullet Silver Bullet Gold Bullet
We will manage all contact with the tenant on your behalf with respect to manintenance and repairs required at the registered property. We will liaise directly with the tenant to obtain access to the property for any maintenance requirements and repairs and to carry out the annual Landlord Safety Checks or boiler service.


Up to 4 Free Call Outs* per annum: Silver Bullet
Included within our Silver Package, we will provide up to four free call outs per annum to deal with emergency requirements at the registered property. See below for examples of what may be included in a call out.


Free Unlimited Call Outs*: Gold Bullet
Included within our Gold Package, we will provide unlimited free call outs to deal with emergency requirements at the registered property. See below for examples of what may be included in a call out.


First Hours Call Out* Labour Free: Gold Bullet
Included within our Gold Package, we will provide the first hour of call out labour for free. Any labour required beyond the first hour will be chargeable at our normal rates. See below for examples of what may be included in a call out.


* Examples of the services which may be included in a call out include:

  • Broken and/or slipped roof tiles replaced to prevent water ingress
  • Fences blown down
  • Leaks (excluding appliances)
  • Boiler breakdown
  • Broken window requires to be boarded up
  • Locksmith service
  • Electrical failures
  • Leaking gutters
  • Response time for call-outs may vary depending on the nature and severity of the problem reported.

    With the exception of the first free hour of labour included in our Gold Package, all labour, parts and matarials are chargeable.
